Plumbing Repairs
Plumbing repairs in Limerick, Royersford and nearby: leaks, faucets, toilets, shutoff valves and water heaters, with the price approved before we start.

Water heater replacement
Planning guide: plumbing repairs
Find your main shutoff now. In most homes it's in the basement where the water line comes through the wall. Knowing where it is turns a flood into a puddle.
Small drips add up. A running toilet or dripping faucet wastes water around the clock and usually means a worn part that's cheap to replace.
Water heaters give warning signs. Rust-colored hot water, rumbling noises or a damp base are worth a look before the tank fails.

Electrical Repairs
Outlets, switches, lighting and ceiling fans for homes and businesses across Montgomery County, with permits and inspections where your township requires them.
Outlets, switches and GFCI protection
Light fixtures and ceiling fans
LED lighting upgrades
Dead outlets and tripping breakers
Planning guide: electrical repairs
GFCI outlets protect wet areas. Kitchens, bathrooms, laundry areas, garages and outdoor outlets should have them. Press TEST, then RESET, once a month.
A breaker that keeps tripping is a warning. The circuit is overloaded or has a fault. Resetting it again and again isn't a fix.
Warm or buzzing outlets need a look. Discoloration, flickering or a burning smell mean turn off that circuit and call.

Drywall, Carpentry & Doors
Holes, cracks and water-stained ceilings patched to match, plus trim, doors and hardware that stick, sag or won't latch.

Door adjustment and replacement
Cabinet and hardware repairs
Planning guide: drywall & doors
Fix the leak before the patch. A water stain means water got in somewhere. We find and fix the source first, or the stain comes back.
A good patch disappears. We match the wall texture and paint so you can't tell where the repair is.
Sticking doors are often hinges. Loose hinge screws and seasonal swelling cause most sticking doors, and both are quick fixes.

Wood Rot Repair & Replacement
Rotted trim, fascia, soffits, window and door frames, porch boards and deck parts cut out and replaced with matching material, with the water that caused it stopped first so the rot doesn't come back.
Fascia, soffit & exterior trim replacement
Window & door frame repair
Deck & porch board repair
Structural repair and sistering of framing
Exterior carpentry from recent jobs: new trim, soffits, gutters and downspouts with the Boyertown siding, trim repainted and a new porch roof in the King of Prussia stucco restoration, and composite decks in Pottstown and Royersford.
Planning guide: wood rot
Find the source first. Rot needs water. A failed gutter, missing flashing, open caulk joint or splash-back from a hard surface is usually behind it, and it gets fixed in the same visit.
Repair or replace? Sound wood with a small soft spot can be cut back and filled with an epoxy repair. Wood that's soft through, or that carries weight, gets replaced.
Matched, not patched. The new piece matches the profile, species and dimensions of the old one, then is primed and painted, so the repair is hard to find once it's done.
Rot-resistant options. For trim and fascia that stay wet, PVC or fiber-cement trim and composite decking won't rot again. We'll tell you where they make sense and where real wood is the better match.

Roof Leaks & Exterior Repairs
Roof leaks, gutters, caulking, siding and concrete trip hazards, fixed before a small problem lets water into the house.
Roof leak repairs
Gutters and downspouts
Caulking and flashing
Siding, trim and concrete repairs
Planning guide: exterior repairs
Gutters protect the foundation. Clogged gutters or disconnected downspouts dump water next to the house, where it finds the basement.
Caulk and flashing fail first. Resealing around windows, doors and roof penetrations costs far less than the water damage it prevents.
Repair or replace? If a roof or siding is near the end of its life, we'll tell you. Replacements are covered on our residential remodeling page.

Questions
Repair & Maintenance Questions
Do you take on small repairs?
Yes. Send us your whole list. Grouping small repairs into one visit is the most efficient way to get them done, and you approve the price for each item before we start.
Do you handle plumbing and electrical repairs?
Yes. Plumbing and electrical repairs are done by qualified tradespeople, with permits and inspections wherever your municipality requires them.
How is a repair priced?
You get an itemized price before work starts. If we find something else once we're on site, we photograph it and price it separately. Nothing is added without your OK.
What's included in a maintenance agreement?
A set visit calendar, the same checklist at every visit with notes and photos, and a list of recommended repairs, each priced separately. The visit schedule and checklist are set for your property after a walkthrough.
Can you handle turnovers across several properties?
Yes. You get one point of contact for your portfolio, and every work order, photo and invoice is filed by property and unit.
When does a repair become a remodel?
When the same thing keeps breaking, like a tub that keeps leaking or a roof patched every year, replacing it is often the better value. We'll tell you when we see it. Our residential remodeling page covers kitchens, baths, roofing and more.
Can I finance a home repair?
Homeowners can apply for monthly payments through Wisetack on qualifying projects. See financing.*
