Office Renovations

Office renovations and build-outs in Collegeville, King of Prussia and across Montgomery County: private offices, open workspaces, conference rooms and break rooms, built in phases so your team keeps working.

  • Walls, doors & glass office fronts
  • Ceilings, lighting & flooring
  • Conference & break rooms
  • Phased or after-hours work
Planning guide: office renovations
  • Bring IT and AV in early. Data, Wi-Fi and conference-room AV run through the same walls and ceilings, so we coordinate with your vendors before framing.
  • Phase by zone. Moving teams in stages keeps most of the office usable while one area is under construction.
  • Ceilings and lighting change the feel fastest. New grid, tile and LED fixtures often make the biggest visible difference per dollar.

Tenant Improvements & Fit-Outs

Build-outs for new tenants across Montgomery County, from an empty shell to move-in ready, scheduled around the lease date.

  • New layouts & demising walls
  • Landlord & tenant approvals
  • Permit drawings coordination
  • Turnkey to move-in
Planning guide: tenant fit-outs
  • The lease sets the clock. Move-in and rent dates often depend on finishing the build-out, so the schedule starts from that date.
  • Know what the landlord delivers. A "white box" and a turnkey space are very different starting points; we confirm scope before pricing.
  • Landlord approval comes before the permit. We submit plans to building management first so the permit set isn't drawn twice.

Retail & Storefront Build-Outs

Storefront renovations and retail build-outs, from downtown Pottstown and Philadelphia to suburban shopping centers: sales floors, fitting rooms, counters and storefront glass, finished before opening day.

  • Sales floor layouts & finishes
  • Counters, displays & fitting rooms
  • Storefront doors & glass
  • Work before opening or after close
Planning guide: retail build-outs
  • Signs often need their own approval. Many townships and shopping centers review signage separately, so we start that paperwork early.
  • Choose finishes for traffic. Floors and wall finishes in retail take far more wear than an office.
  • Work around open hours. In open stores, loud work happens before opening or after close.

Multifamily & Common-Area Renovations

Apartment renovations in Pottstown, King of Prussia and nearby: unit interiors, hallways, lobbies and amenity spaces, renovated unit by unit while residents stay.

  • Unit kitchens, baths & flooring
  • Hallways, lobbies & stairwells
  • Amenity & leasing spaces
  • Resident notices & quiet hours
Planning guide: multifamily renovations
  • Standardize finishes. Using the same flooring, fixtures and paint across units speeds up future turns and repairs.
  • Renovate vacant units first. Working as leases end avoids relocating residents.
  • Between tenants? Quick turnovers are covered under rental unit turnovers.

Commercial Restroom Renovations

Commercial restroom renovations for offices, stores and apartment buildings across Montgomery County: partitions, fixtures, tile, lighting and ventilation, phased so the building is never without a working restroom.

  • Partitions & fixtures
  • Tile, lighting & ventilation
  • Accessibility upgrades
  • Phased to keep restrooms open
Planning guide: commercial restrooms
  • Keep one open. Renovating one restroom at a time, or one floor at a time, keeps the building usable.
  • Alterations can trigger accessibility work. Changing a restroom can bring accessibility requirements into scope; we review the layout with the code official early.

Commercial Exterior & Site Work

Commercial sidewalk repair across Montgomery County, plus concrete pads, masonry, stucco and facade repairs that keep water out and entrances safe.

  • Concrete sidewalks, pads & steps
  • Masonry & brick repair
  • Stucco & facade repairs
  • Pours scheduled around traffic
Planning guide: exterior & site work
  • Fix trip hazards first. Lifted or broken sidewalk slabs at entrances are a safety and liability issue worth addressing early.
  • Facade repairs are water repairs. Cracked masonry, failed sealant and damaged stucco let water into the building.

Questions

Commercial Renovation Questions

Can you work after hours or on weekends?

Yes. We schedule loud and disruptive work outside your operating hours, on evenings, weekends or in phases, and agree the work windows in writing before we start.

Can you provide a certificate of insurance?

Yes. We send certificates of insurance to you, your landlord or building management before work begins, and can name additional insureds on request.

Do commercial renovations need a permit?

Most do. Commercial permits in Pennsylvania are issued under the Uniform Construction Code, and many projects need drawings from a licensed architect or engineer. We coordinate the drawings, submit the permit and schedule inspections.

What is a tenant improvement?

A tenant improvement, or fit-out, is the work that turns a leased space into one ready for a specific tenant: walls, ceilings, lighting, flooring and finishes. The lease usually spells out what the landlord provides and what the tenant pays for.

What does a tenant improvement allowance cover?

A tenant improvement (TI) allowance is money the landlord puts toward building out your space, often stated per square foot in the lease. What it can pay for, and when it is paid out, depends on your lease. Our itemized bid shows each line separately, so you and your landlord can see which costs the allowance covers.

Can you manage projects across multiple properties?

Yes. You get one point of contact across your portfolio, and each property has its own project folder with daily reports and photos.

How do you keep our space usable during construction?

We phase the work by zone, set up dust barriers, keep exits and restrooms available, clean common areas before you open and schedule noisy work outside occupied hours.

Do you also handle ongoing repairs and maintenance?

Yes. Turnovers, building repairs and maintenance agreements are covered on our repairs & maintenance page.
